Bay Head & Mantoloking Market Update - March 2025
The February market has remained relatively quiet in Bay Head and Mantoloking, with only one closing (49 North Street, Bay Head - $1,990,000), and one property going under contract (our listing at 178 Cranberry Avenue, Bay Head, asking $1,500,000). Having said that, 178 Cranberry did have more than 30 showings, and did receive multiple offers. Months of supply (or how long the current inventory in a specific market will take to sell) is at 2.7 months for Bay Head, and has gone up somewhat for Mantoloking, to 5.1 months.
Inventory remains quite low in both towns, with only 8 homes on the market in the two towns combined. Recently, a number of oceanfront homes, previously listed, but unsold, have come back on the market with significant price reductions ($500,000 or more).
Happily, the weather is improving, and we are getting to the time of year when inventory typically increases.
