Bay Head & Mantoloking Market Update - February 2025
As you will see from the lack of statistics below, January was a quiet month for Bay Head and Mantoloking - but that is not surprising. January often sees reduced activity for a number of reasons:
1) Weather - most buyers do not want to come see homes in cold, potentially snowy conditions.
2) Holidays and Vacations - often, people are away on vacation, or distracted by the wrap-up of the holiday season. They are thinking of cold weather activities, not summer.
3) Tradition - we commonly have an active Spring market, with interest then continuing through the summer, and into the fall - and so buyers have become used to this too - they are simply waiting for the increase in Spring inventory, that usually comes with improved weather. But, for sellers, there is less competition this time of year, and that can be a good thing!
Regardless of what the calendar says - there are motivated buyers searching for new homes every month of the year - our listing at 178 Cranberry Avenue, Bay Head (listed less than 30 days ago) has had 18 showings to date. Another new listing (listed in January), this one in Lavallette, received multiple offers, and is now under contract.
